Gulf County commissioners approve Cherry Cove final plat with escrow condition

Gulf County commissioners on May 21 approved a final plat for Cherry Cove (Bayou Estates), a proposed 11-lot subdivision on State Road 38 in Port St. Joe, contingent on final roadway, water and sewer approvals or proof of an escrow account.
The Planning and Development Review Board had recommended approval, and county planning staff reported the applicant had obtained required permits except the final approvals for road, water and sewer. Planning staff requested either those final approvals or an escrow arrangement approved by the county attorney to cover unfinished infrastructure.
Caleb Brown of CWB Engineering, the project engineer, told the board the applicant had relocated an outfall structure at a neighbor's request to address a concern about the stormwater retention pond. Planning staff confirmed that relocation satisfied the neighbor's concern.
Commissioner Husband moved to approve the final plat incorporating the PDRB recommendations and the escrow/final-approval contingency; Commissioner Macron seconded. The motion passed unanimously, 5-0.
The board's action accepts the PDRB findings and permits the developer to proceed toward final plat recordation once the stated conditions are satisfied.
The county clerk will post the formal findings of fact and conditions in the development file. No additional mitigation or site changes were required by the commission at the hearing.
