The Planning Commission approved a site plan and a requested variance for Cedar Creek Warehouse, a proposed nonresidential development on about 13.52 acres on East Division Street in Ward 4.
Staff recommended approval with a variance to the maximum block perimeter because the site requires crossing a level-5 stream to make a street connection to the property to the south. Staff noted the code’s standard maximum block perimeter is 5,700 feet and that an exception (up to three times the perimeter) can be granted where a stream crossing is required. The applicant paid the variance fee, and staff reported similar variances had been previously approved for neighboring site plans.
