The Macedonia Planning Commission on April 21 conditionally approved site plans for Specialty Lubricants to add roughly 50,000 square feet to its facility at 8300 Corporate Park Drive, with several final technical items to be resolved administratively.
The commission’s approval follows staff and reviewer comments asking for final details on outdoor storage screening, rooftop mechanical unit locations and screening methods, landscaping increases along the west elevation, confirmation of stormwater calculations and a wetlands letter. Pam, the city planner, and the planning reviewer noted the most recent submittal replaced a previously proposed chain-link screen with a board-on-board fence and that lighting and photometrics were acceptable as submitted.
Why it matters: the expansion increases the industrial footprint in an established corporate park and raised public-facing issues — site appearance, neighbor visibility of rooftop mechanicals and stormwater management — that the commission required the applicant to finalize before a building permit is issued.
Commissioners and staff discussed the proposed 12-foot outdoor storage fence shown on the plans and asked the applicant to reduce it to 10 feet, noting that a typical industrial screening height is often 10 feet. The planning reviewer also recommended adding more plantings on the west side of the new addition where only a single maple was shown.
Trevor, listed on the application as the applicant, told commissioners the team revised the landscape schedule and adjusted site graphics to make sight-line studies readable; he said some rooftop units may be relocated inside during mechanical value-engineering to reduce structural steel costs. Staff confirmed the parking shortfall has already been addressed through a parking variance granted at the March 19 PZA meeting.
Commission staff asked for a stamped stormwater calculation review during the building-permit process and requested a letter from Riverstone (dated 01/17/2025) describing the stormwater basin be confirmed by the city engineer. Staff also asked that the final plan include a signature block for the planning commission chair on the cover sheet.
The motion approved by the commission requires: reduction of the outdoor storage fence from 12 feet to 10 feet; submission of final fence and gate details and the enclosure materials for administrative review by Pam; submission of rooftop unit locations and any required screening details; confirmation that a wetlands assessment or permit exists if wetlands are present; and final civil and stormwater calculations for city-engineer review. The motion authorized final sign-off administratively between Pam, the planning reviewer and staff.
The commission voted to approve the application subject to those conditions; commissioners voiced no opposition during the vote.
Looking ahead: staff will complete the detailed engineering review and confirm the remaining items before the building department issues permits. The commission’s actions allow the project team to proceed to the administrative and building-permit phases rather than return the item for another public meeting.
Ending detail: Pam said she would review the final materials and coordinate with review staff; the applicant acknowledged the conditions and indicated the team would provide the requested materials for administrative sign-off.
