Staff presented the layout showing street connectivity from Fairview to Bedford Terrace, noting that no waivers were requested. The developer will build 35 single‑family lots under the R3 zoning in the area and will provide internal connectivity. City staff told the commission they have been in discussions with the developer about a right‑turn lane on Fairview Avenue that will be required if the plat proceeds, and they indicated sewer infrastructure is located at the project’s southeast corner near Newton Park.
A resident urged the city to consider more mixed‑use planning in the long term, while another attendee raised traffic concerns about Fairview Avenue; staff said they will require a right‑turn lane and continue engineering coordination. The commission read and adopted a resolution approving the preliminary plat; a member seconded and the plat was approved by voice vote.
Staff asked the developer to coordinate sewer hookup notices to nearby homes while construction is planned, and engineering will continue to review intersection and access improvements required by the city.
