The Planning Commission approved the preliminary plat for Yarbrough Subdivision Plat 1C and granted multiple infrastructure waivers at its April 17 meeting.
Alabama Land Surveyors presented the replat, which converts three existing lots into two on West Fourth Street (addresses cited as 5035–5046 West Fourth Street in the staff report). The petitioner requested waivers from subdivision regulations requiring sanitary sewer and stormwater improvements, and curb/gutter/sidewalks because those facilities are not present in that vicinity.
Commissioners approved the waiver resolution, then approved the preliminary plat with waivers. No public opposition or substantive debate was recorded during the hearing. The commission noted the absence of existing infrastructure on West Fourth Street and concluded the waivers were appropriate for this location.
Final engineering and any future site plan approvals will proceed if and when development proposals are submitted for the reconfigured lots.
