County staff told the board the building, constructed about 1979 and roughly 3,500 square feet on about 1 acre, has a county appraisal (Frasier’s office valuation) with land at approximately $56,000 and building at $336,000. County counsel advised that statutes require a public-notice process for county property sales and that the board may offer a private sale if it follows statutory steps and allows for public petitions; if a petition blocks a negotiated sale, statutory rules for auction would apply.
Representatives of the Special Education Co‑op—Melissa Strathman and Dr. Shiloh Vincent—had discussed purchasing options with county staff, and staff reported the co‑op might prefer to own rather than continue on a lease that runs through Dec. 31, 2025. Commissioners agreed to offer the co‑op the first right to buy at $300,000 with the buyer to cover 50% of closing costs; the chairman was authorized to begin negotiations and set meeting dates with the co‑op.
