Council tables demolition‑rebuild incentive for 2504 Squire Place after size, valuation and parking questions

The Farmers Branch City Council on April 22 voted to table consideration of a demolition‑rebuild incentive application for a home at 2504 Squire Place after council members raised questions about the proposed home’s size, expected valuation and parking.

Sarah Bergman, deputy director of planning, told the council the property is eligible for a $20,000 demolition grant and a four‑year property tax rebate based on the applicant’s submitted improvement valuation; she showed a conceptual elevation and summary of current and proposed improvement values. Bergman clarified that the rendering presented was conceptual and that zoning would require a two‑car garage for a new home in that district.

Several council members pushed for more detail. Councilman Reid said he was concerned that the new home would sit on nearly half an acre, measure about 4,200 square feet and yet show an expected improvement value of only about $420,000, and he asked for more documentation. Councilman Jackson noted the application pack was normally included in meeting materials and that members had not received it; he asked staff to provide the application. Councilman Neal said "the term McMansion comes to mind" and supported returning the item with more information.

Bergman told the council staff would convey concerns to the applicant and return with an updated drawing and valuation and a copy of the application. A council member moved to table the item "until further study and take no action," a second was recorded, and the motion passed.

Because the council’s action was to table the request rather than approve incentives, no grant or rebate was authorized and no agreement executed. Staff will return the item to a future agenda with updated application materials, revised drawings and an updated valuation for council review.
