Council adopts ordinance limiting car wash locations and buffers in Parker

The Parker Town Council unanimously approved Ordinance No. 3.3720.3 on second reading, amending subsection 13.050.03(e) of the Parker Municipal Code to establish new location standards for car washes.
Planning staff presented the proposed Land Development Ordinance amendment, which sets three principal limits: a minimum 500-foot buffer from schools and other defined sensitive uses, a minimum 250-foot buffer from arterial intersections and residentially zoned properties, and a limit of two car washes at any hard corner (defined as a 660-foot corner box). Staff said the amendment would apply to both standalone car washes and accessory car washes at other businesses and would align car-wash standards with existing gas-station rules.
Planner Mr. Matthews told council that the standards are intended to preserve “hard corners” for a broader mix of commercial uses, protect sensitive uses and balance opportunities for car-wash development in appropriate locations. Council members and staff said the planning commission and study sessions previously reviewed the proposal. Council discussion emphasized the town’s interest in protecting key commercial corners, maintaining ADA and code compliance, and striking a balance between property rights and long-term community planning.
Council heard no public comment on the item and adopted the ordinance by roll-call vote. The amendment does not ban car washes outright; it establishes buffers and concentration limits to influence where future car washes may be sited.
