Village board directs preparation of ordinances to allow Roast 808 coffee roastery at Salt Creek Lane

The Arlington Heights Village Board voted to direct staff and the village attorney to prepare final ordinances and documents to reclassify 3350 West Salt Creek Lane from “office only” to mixed use and to allow a coffee roastery (filed as a bakery products wholesale and production use in the village code) in the B3 general business district.
Petitioner Anna Parker, owner of Roast 808, told the board she plans a small‑batch roastery occupying about 3,000 square feet, with roasting, occasional public tastings, occasional classes and weekday pickup service. “I am very excited to open this amazing roastery here at 3350 West Salt Creek Lane,” Parker said at the meeting.
Staff and the Plan Commission reviewed the proposal and recommended approval subject to conditions: obtaining the required certification for the coffee roaster, implementing measures to mitigate odors, and complying with applicable village codes. Staff also recommended installing a bike rack to code (minimum two spaces); the Plan Commission had recommended removing that requirement, but the petitioner agreed to install the rack and the Village Board motion included that requirement.
The petitioner’s use was judged to have minimal parking impact: staff reported the overall property currently has an excess of parking stalls for the existing mix of uses and Roast 808’s use would require two stalls while leaving additional stalls available on site.
Trustee Lebeds moved to direct staff to prepare final documents (PC 25‑001); Trustee Grassi seconded. The motion passed on a voice vote with all trustees saying “aye.” Mayor Thomas W. Hayes told the petitioner the ordinances will be prepared for the May 5 Village Board meeting.
