Board approves Immokalee Senior Housing PUD amendment; childcare as church-associated use and parking language clarified

The Collier County Board of County Commissioners unanimously approved an amendment to the Immokalee Senior Housing residential planned unit development on April 22 that reduces multifamily dwelling units, allows a 5,000-square-foot church, and permits community-facility and educational uses on about 7.99 acres east of Eleventh Street North.
Wayne Arnold, representing the Immokalee Foundation and Friendship Baptist Church, explained the amendment also adds approximately 0.55 acres and changes the project's master plan. He told the board the Friendship Baptist Church plans to retain a portion of the PUD for a church and an educational facility for the Immokalee Foundation and that the applicant had removed a proposed standalone 100-student childcare facility after neighborhood concerns.
Mike Bozzier, zoning director, said the proposal had been unanimously recommended by the Planning Commission and noted staff's request to clarify parking requirements for education and social-service uses. Specifically, staff asked removal of language that allowed county manager discretion and replacement with a clear standard in the PUD text requiring "1 space per staff member and 1 space per 7 students" for educational/social-service uses. The applicant and board accepted that clarification during the hearing.
Commissioner Al McDaniel moved approval of the amended PUD with the parking-language edit; the motion passed unanimously.
