Commission reviews LL Realty plan for 15,452 sq ft warehouse addition, flags snow storage and pretreatment

Engineers representing LL Realty, LLC presented an amended site plan April 14 for a 15,452-square-foot warehouse addition at 4 Webb Drive and sought the Merrimack Conservation Commission’s recommendation to the planning board.
Alex Jafrita, a civil engineer with Haines Swanson representing Patrick Baldwin and LL Realty, said the addition sits on the easterly face of the existing building in the I-1 Industrial and Aquifer Conservation Districts and that proposed site improvements will avoid work inside the conservation buffer. He told the commission the project uses a closed storm-water detention system that does not infiltrate on site but outlets to the storm system along Daniel Webster Highway, and that pretreatment for the upper parking lot had been added per the town’s peer reviewer. The planning board issued conditional approval on April 1, Jafrita said.
Commissioners pressed for specifics on snow storage and drainage. The plan presented did not label snow-storage areas; Jafrita said the owner currently stores snow in an existing detention basin and in upper parking areas and agreed to designate formal snow-storage locations on the resubmitted plan. Commissioners also confirmed with the engineer that the plan’s total parking will be 70 spaces (a new total), reflecting the loss of about 10 spaces where the addition sits and one or two more spaces adjusted for ADA compliance.
The commission noted erosion-control measures: hay bales were removed from the set; the plan shows silt socks, gravel bags, and stone check dams instead. Commissioners supported adding the Green Snow Pro notation to the plan but said the town wanted the commission’s input before making that representation. The engineer said he would mark the snow-storage areas, add Green Snow Pro language, and email the planning board once the revisions are made.
The commission did not vote against the project and requested that Community Development and the planning board receive the clarified snow-storage and pretreatment details on the revised plan.
