Jim Jenkins (speaking for planning) reviewed items a through h — a set of rezoning requests that will appear on the commission agenda May 5. The applications propose map amendments across multiple parcels and legislative districts; staff described each parcel's tax map reference, address, current and proposed zoning and site specifics.
Examples included a strip‑parcel rezone from M‑1 General Industrial to R‑1 Suburban Residential for a property on Railroad View Road (parcel 026‑8401) described as an attempt to formalize an existing house and accessory structure; a proposed rezone to Community Facilities (CFD) for a fire hall site at 14950 Hotchkes Valley Road (parcel 019‑11804); a proposed CFD rezone for a community center parking lot at 9300 Hickory Creek Road (parcel 006‑17401) with staff recommending connectivity and lighting caveats when granted; and several small acreage splits and rural residential rezones to allow family parcels or one‑acre lots across multiple parcels and districts.
Staff noted one parcel had an existing nonconforming use (an accessory building or parking) and that the proposed rezone would align zoning to the built condition or to allow a one‑acre lot split. Commissioners asked clarifying questions about specific parcels and expressed no general objections; planning staff said most items had planning commission recommendations and caveats where appropriate.
Nut graf: A multi‑item rezoning slate covering small lot splits, community facility designations and one industrial‑to‑residential rezoning will move to the commission agenda; staff advised commissioners of recommended caveats (lighting, connectivity to community center) that would accompany any approvals.
Ending: The items will be on the commission agenda May 5 as part of the regular docket; commissioners were invited to review planning commission materials in advance.
