The Sandusky Boards & Commissions approved a variance allowing an 8-foot rear-yard fence at 207 West Washington Road, a two-foot relief from the six-foot maximum in the downtown business district.
Planning staff reviewed the site and said the proposed fence would screen the rear parking area and waste-management elements, improving the private alley's character. Staff noted the Landmarks Commission granted a certificate of appropriateness for the fence and recommended approval with the condition that all applicable building and engineering permits be obtained prior to construction.
Lori Koropkin, identifying herself as part of Koropkin Hospitality Group, told the board the building will house a café, market and event venue called Café Washington and Market, planned to open in April 2026. She said the rear patio and landscaping are central to the project and that screening the dumpster area would improve the customer experience and protect neighbors. "We want to protect our neighbors from whatever we're going to have in terms of garbage, and we also want to protect us from their garbage," Koropkin said.
The board voted by roll call. Members Dan Delahunt, Chair John Fike and Greg Pujio voted yes and the variance was approved. The approval is conditioned on the applicant securing required building and engineering permits before construction begins.
