Tanya Cappella of Development Services told the hearing officer the request seeks a reduction from the ASC‑1 district 15‑foot side‑yard requirement to about 9 feet 11 inches on both north and south sides; the application included a nonconforming‑lot review (NCL250551) for lot width. “The lot width is 60 feet and the zoning district requires 150 (feet),” Cappella said, summarizing staff findings.
Jamie Mayer, attorney for the applicant, called the petition “a fairly straightforward request” and said the proposed 9‑ to 10‑foot side‑yards are consistent with the smaller, platted lot and with setback standards applied in other nearby zoning districts. Mayer told the hearing officer that neighbors were consulted and no objections were submitted to county staff.
No proponents or opponents spoke at the hearing and county staff had no additional testimony. The hearing officer closed the item on the record; any written decision will be filed in accordance with the hearing officer’s process.
