The Monroe County Plan Commission on April 15 voted to forward a comprehensive amendment to the North Park Planned Unit Development (PUO‑25‑1) to the county commissioners with a positive recommendation and a requested change: remove Road Number 8 from the proposed road map.
The petitioner, Logan Land Development with consultant MKSK, presented a consolidated rewrite of the North Park PUD ordinance. The draft simplifies subdistricts and allowed uses, adds a single consolidated use table, clarifies design standards and impervious limits, and updates open‑space and connectivity requirements. Staff said the draft addresses prior ambiguities and that stormwater and highway staff reviewed the plan; staff recommended forwarding the amendment to the county commissioners subject to highway and stormwater reports and with a waiver of final hearing.
Commissioners and several members of the public questioned specific components — notably pedestrian crossings of State Road 46, future traffic signals and triggers for installation, potential road connections through environmentally constrained areas, and proximity of the planned government center (justice facility) to residential subdivisions. Staff and the petitioner emphasized that development plans for individual sites will return to the plan commission for discretionary review and that stormwater standards will be applied at the development plan stage.
The commission approved forwarding the PUD amendment with a requested deletion of Road Number 8 from the map (the petitioner and staff said the connection had been discussed previously and might be duplicative given other nearby road work). The roll call recorded seven votes in favor, none opposed, and one abstention; the item will now be scheduled before the county commissioners.
