Downtown board approves storefront enclosure, salvaged doors at 100 South Broadway

The Downtown Design Review Board on April 16 approved a certificate of appropriateness for exterior work at 100 South Broadway (case 4A25DT), including enclosing an existing breezeway, extending the roof, installing overhead doors and storefront windows, and reinstalling a salvaged double door at the rear.
Lindsay, a Knoxville Knox County Planning staff member, told the board the project "meets the downtown design guidelines" and recommended approval. The plans in the meeting packet show a new wall enclosing the breezeway, a bar-height counter at one overhead door, and storefront window systems that staff said will create a more consistent pedestrian rhythm along Broadway and Jackson Avenue.
Board members sought clarification about materials. Cameron Bolen, AIA representative, asked whether the 3-D model specified exterior materials; Lindsay located an elevation legend showing "MT1." Tony Allen, downtown development representative, noted that the legend lists MT1 as Corten metal, and staff confirmed the new metal siding will match existing metal on the Brewhouse.
With no unresolved issues raised by the absent applicants (staff said the applicants were online from Colorado and not present in person), the board voted to approve the certificate "as submitted" per the staff recommendation.
The board recorded no separate amendments or conditions beyond staff comments on materials and consistency with the downtown design guidelines.
