The Concord City Planning Board unanimously approved a minor lot-line adjustment application April 21 from Granite Center LLC that transfers 0.57 acres from one tax map lot to an adjacent lot in the Operation Corridor Performance District (Eagle Square/Story Street area).
The application required one variance that was previously granted by the Zoning Board of Adjustment; planning staff and the applicant described the request as a straightforward lot-line shift to move 0.57 acres from Lot 7 to Lot 6 with no alterations to buildings, parking or impervious coverage. Applicant representative Dan Mullen told the board there would be no changes in site use or impervious area and that an earlier zoning variance addressed coverage concerns.
The Planning Board made findings of fact from the packet and brief testimony, granted the requested subdivision waivers, and approved the minor subdivision conditional on the precedent and subsequent items listed in the staff packet.
Why it matters: The adjustment cleans up parcel boundaries and reflects a technical realignment with limited land-use change; the board used packet materials and limited testimony as the basis for findings.
What’s next: Applicant must satisfy the precedent conditions in the packet for final plan recording.
