The Pembroke Pines City Commission on April 15 approved two zoning changes on second reading and adopted related plat-note amendments intended to align the official zoning map and subdivision documents with proposed development plans.
Ordinance 2025-04 rezoned a roughly 9.9‑acre parcel at the northwest corner of Pembroke Road and Hiatus Road from B‑3 (general business) to C‑1 (commercial). Ordinance 2025‑05 rezoned an approximately 1.8‑acre parcel south of Pines Boulevard and west of Southwest 180th Avenue from B‑3 to C‑1. Both ordinances were adopted on second and final reading after the public hearings; the recorded votes were unanimous.
The commission also approved two resolutions authorizing plat-note amendments for the same properties (listed as Pembroke Lake South Plat and Watermen Pines Plat in staff materials), enabling the recorded subdivision documents to reflect the zoning changes and any development conditions. Staff said the amendments were consistent with the city’s land‑use review and the items had been routed through the planning process.
