Robbie Highfield, senior planner for the City of Fate, presented the straight zoning application as a request for R2 on property located on the north side of Greenbrier west of Blackland Road and Jo'burger Park. He told commissioners the applicant’s conceptual plan showed about 100 single‑family lots with lot widths in the mid‑40‑ to 50‑foot range, approximately 2.63 acres of open space and about 0.27 acres of right of way. He said the project proponent estimated average home prices in the $350,000–$450,000 range and that a traffic impact analysis (TIA) under review showed roughly 75 morning peak‑hour trips and about 99 afternoon peak‑hour trips.
