Fate planning director outlines dozens of housing, commercial and school projects under way

Ryan, director of planning and development, told the Fate Planning and Zoning Commission on the evening of the commission meeting that city staff maintain an online interactive “active projects” map and offered an 18‑ to 24‑month status update on major residential, commercial and institutional developments in the city.

The presentation summarized dozens of projects across single‑family, other residential, commercial and institutional categories and tied the work to provisions in the city’s current comprehensive plan, which the director said will be updated next year.

Ryan said single‑family subdivisions that drove earlier growth are nearing completion in many places: Wood Creek is in its final construction phases after roughly 42 phases and about 4,570 lots; Avondale is a 467‑lot project being built in two phases; Monterra is a 651‑lot development under construction in multiple phases; and Edgewater is a 601‑unit, four‑phase project. He told commissioners that the city is seeing a “waning” in single‑family lots and a shift toward other residential types and commercial growth.
