Details: The parcel is approximately 3,400 square feet and does not meet the R‑9 minimum width and 7,500-square-foot minimum. Staff reported a similar variance had been approved in 2017 but expired without development; staff found the current request met all five variance criteria and recommended approval with two conditions, including compliance with the Class 2 overlay and on-site stormwater and native vegetation requirements.
Commission action: The commission voted 4–2 to approve variances 1–3 (construction on a substandard lot; front yard reduced from 25 to 20 feet; rear yard from 20 to 19 feet). Commissioners Christopher Ersen and Emily Bush voted no.
Next steps: Applicant must satisfy permitting and Class 2 overlay requirements during building permit review, including demonstrating required native vegetation and stormwater controls.
