Board approves conversion of 60 North Street residence to office, with conditions

The Saco Planning Board voted 5-0 on April 15 to grant conditional-use approval to convert existing residential space at 60 North Street (Map 39 Lot 36) into approximately 750 square feet of office space.
Planning staff reported a site visit and that the applicant updated the parking layout to show five parking spaces meeting local dimensional requirements; staff said a sixth parallel space could be accommodated in a tight configuration but was not necessary for the proposed office area. The board reviewed draft findings and conditions and amended several findings to base conclusions on application materials, staff site visit and the applicant's testimony.
The board added a condition specifying hours of operation: 8 a.m. to 8 p.m., Monday through Saturday. After editing the draft findings and conditions, the board adopted them and voted 5-0 to grant conditional-use approval.
Applicant David Trottier was present and the Historic Preservation Commission representative Kelly Archer spoke during public comment in support of the project and expressed agreement with the five-space parking layout. Planner Emily Cole Prescott and planning compliance manager Lisa Harmon confirmed staff had vetted parking dimensions and access during a March 24 site visit.
No exterior lighting changes or pavement changes were proposed. The board's action requires the applicant to meet the conditions of approval adopted at the meeting.
