Dustin, a city planning staff member, presented the staff report and said the applicant’s plans had been reviewed by the Citizen Review Committee and show the office addition at the rear of the building with accompanying elevation drawings. The 300‑square‑foot addition would normally require one additional vehicle parking space, Dustin said, but Section 14‑37‑080 Subsection 3 of the city code allows the hearing officer to approve an alternative that substitutes bicycle parking for required vehicle spaces. "Happy to answer any questions you have," Dustin said after summarizing the staff recommendation that the request meet code requirements and be approved.
Ardmore noted a single condition before approving the plan: that the short‑term bike rack on Center Street and the long‑term internal bike hooks be installed prior to the certificate of occupancy for the addition. "The one thing I would like to note, that the bike racks, the internal one and the one out on Center Street would need to be installed prior to certificate of occupancy," Ardmore said. The applicant, Matt Alexander, said he was present and had no further comments beyond being available for questions.
With no members of the public present to comment, Ardmore approved the requested project plan for an office addition with the vehicle‑parking requirement replaced by bicycle parking per Section 14‑37‑080 Subsection 3, and with the condition that the bicycle‑parking elements be installed before the building’s certificate of occupancy. The hearing then was closed.
