The City of South Fulton Planning Commission recommended denial April 16 for a rezoning request to convert an approximately 8.53‑acre parcel in the Old National Highway overlay from medium‑density apartment zoning to TR (Townhouse Residential) for 50 townhomes.
Applicants and their representative said the site had prior single‑story apartment infrastructure and that the developer intends to offer two‑car‑garage townhomes priced below $300,000; however staff recommended denial and members of the public said the proposal lacked required site details and would add an excessive quantity of starter‑type housing along the corridor.
Garrett Christopher, representing the applicant, said the project reuses existing infrastructure and is intended as for‑sale townhouses “between 1,650 and 1,800 square feet” and that financing assistance was in place. Opponents cited missing setbacks, incomplete site plan components required by the Old National overlay and concerns that the product would not diversify housing in the corridor. Residents also questioned whether proposed sidewalks, buffer and frontage improvements were adequately shown on submitted plans.
The commission approved the staff’s findings of fact and then voted to deny the rezoning. The staff report lists missing site plan elements—front, side and rear setbacks and other overlay‑specific requirements—that the applicants acknowledged they needed to supply before final approval could be considered.
