The Findlay City Planning Commission on April 17 voted to recommend approval of conditional use CU‑09‑2025 to allow a duplex at 710 Cherry Street.
City staff reported the house at 710 Cherry Street was built in 1930 and is listed on the auditor’s site as a 1.5‑story, 1,617‑square‑foot dwelling. The site was recently converted into a duplex without a permit after the previous owner’s illness and death; zoning inspector Eric Adkins notified the estate that the duplex lacked authorization. Jacob, CPC staff, said the property provides required off‑street parking via a rear parking pad and a three‑car garage accessed from an alley and that both units have separate exterior access.
Commissioners asked about upstairs unit size and a lack of hard‑surface connection from the west entry to required parking; staff said the walkway connection is not a zoning requirement. After discussion, the commission voted to approve the conditional use. Recorded aye votes included Commissioner Schroeder, Commissioner Klinger, Commissioner Martin and Commissioner Chambly.
The commission’s action regularizes the existing two‑unit occupancy through the conditional use permitting process; engineering and fire prevention registered no objections on the record.
