The Findlay City Planning Commission on April 17 voted to recommend approval of zoning amendment ZA‑01‑2025 to establish R2 medium‑lot residential zoning at 6434 County Road 18 if the parcel is annexed into the city.
City staff told commissioners the house at 6434 County Road 18 was built in 1971 and has existed as a medium‑sized residential lot for more than 50 years. Jacob, CPC staff, said staff weighed existing land use and lot size and concluded R2 zoning was consistent with the site and surrounding neighborhood.
Philip Weaver, representing the property owners Philip and Deborah Weaver, told commissioners the owners sought city annexation because Marion Township’s zoning would prevent planned changes to the lot. Commissioners clarified the request covers only that single property and would not automatically change zoning for adjacent parcels in Marion Township.
Engineering and fire prevention staff registered no comment. After brief questions about annexation scope, the commission moved and seconded approval and recorded aye votes from Commissioner Rob Martin, Commissioner Tremblay, Commissioner Schroeder and Commissioner Klinger. The motion recommends R2 zoning to apply upon annexation into the City of Findlay.
Staff recommended approval based on existing residential use and lot size; the commission’s action transmits that recommendation to the next step in the annexation and zoning process.
