The Nantucket Affordable Housing Trust unanimously approved accepting the deed and settlement statement for a two‑acre parcel identified as 10 Parker Lane and 55 Fairgrounds Road and authorized the chair or his designee to sign any documents necessary to close the transaction, subject to review and approval by town council.
The trust discussed closing documents prepared to complete a purchase scheduled for April 30. Town counsel Lee Smith said the transaction includes a life‑estate for the current occupant, Margaret Findell, who will retain the right to remain in the house for the rest of her life or until she voluntarily vacates or becomes unable to remain. The documented lease for that life‑estate will not be recorded in the registry of deeds; a notice of the lease will be recorded instead, Smith said. The nominal rent to the trust for that arrangement is $1 per year.
Smith described the property as including additional lots shown on a survey plan that the trust may be authorized to build on, with the exception of Lot 4. He said Lots 12 and 3 associated with 10 Parker will be designated no‑build/protected areas. Any future construction the trust pursues on the parcel is limited to year‑round occupancy and, as presented, intended for affordable housing purposes.
Trust members had no additional questions for town counsel. Brian Sullivan moved the motion to accept the notice of lease and acceptance of deed and to authorize the chair or designee to sign the necessary documents, and Megan Brouwers seconded. By roll call the motion passed unanimously.
The vote authorizes closing steps to proceed with the condition that town council review any non‑substantive adjustments, Smith said. The trust recorded the authorization to enable the closing to meet the timeline agreed in the purchase and sale documents.
