The Peabody City Zoning Board of Appeals voted unanimously to grant a variance reducing the left-side yard setback to 11 feet for an addition at 12 Longview Way.
The decision allows applicants Michael Murphy and Sarah Di Benedetto to add a hallway/entryway and an addition that will provide improved egress and interior circulation for the house in the R-1A zoning district.
Murphy told the board the addition would provide a hallway/entry where current stairs lead to the kitchen and said the change is intended to add a safer, more direct egress and a hallway to a new dining room. The board closed the public hearing and moved to approve the variance; a roll-call vote recorded affirmative votes from the members identified on the record and the chair announced the application was approved.
Board members asked no substantial conditions on the variance during the session and no members of the public spoke in opposition during the hearing. The board chair explained the vote follows the city's zoning ordinance requirements for variance consideration and noted that decisions are filed with the city clerk and subject to a 20-day appeal period.
The applicants may proceed only after the filing and any applicable appeal period has passed.
