Planning staff reported several incomplete items on the application for Lebanon Commerce Center (approximately 0.48 acres at 6991 and 7195 Franklin Road), including a retaining wall inside a 30-foot access easement, an entrance needing T-turn design for truck radii, monument signage located on residential property, and uncertainty about whether an optional parking area was included in impervious-area calculations. Staff told the commission the plan packet did not include the applicant's resubmittal.
An applicant who identified himself as Maris, formerly Al Nyer, said the team resubmitted corrected plans the previous day and asked to remain on the agenda because they needed certainty about what the commission would be voting on next week. Planning staff replied that the commission cannot review plans that are not in the packet and that incomplete items keep an application from being ready.
The commission did not act to place the item on consent; the application remained not-ready for full consideration until staff can verify the resubmittal.
