Peachtree City’s Planning Commission on April 14 approved a revised conceptual site plan for SWI Machinery at 400 Naco Way, a property in General Industrial with an airport overlay, after the applicant revised building size, parking and stormwater features from an earlier approval.
Planning staff said the earlier approved plan (2023) had proposed a 20,940-square-foot structure with 22 parking spaces. The current submittal increases the building footprint to about 27,000 square feet with 24 parking spaces and shows a modified cul-de-sac alignment. Staff said the revisions meet the city’s applicable standards.
Jason Walls of Highland Land Planning, representing the applicant, said three main changes prompted the resubmittal: increasing building size so the addition is built now rather than later, shifting the cul-de-sac so the right-of-way dedication would be provided by a single owner, and addressing a challenging stormwater condition on the site. Walls described the stormwater approach: "One third of the site does drain east... we felt it needed to be a permanent pond. That pond is oversized, and it's low and flat. We left 20 feet between us and the property line," he said, and added that vegetation such as Cryptomeria could be planted in the shallow retention area.
Commissioners praised the revisions as an improved solution for drainage. A motion to approve the conceptual site plan with staff conditions carried by voice vote. The approval is conceptual; site construction and final engineering will require subsequent approvals and permits.
