The Peachtree City Planning Commission approved building elevations April 14 for a neighborhood grocer proposed at 258 City Circle, conditioned on the applicant working with city staff on a small panel near a relocated mural.
Planning staff said the parcel is zoned Limited Use Commercial and that the grocer’s submission keeps existing materials while adding more storefront windows, a continuous awning wrapping the frontage, clerestory windows and new signage locations. Staff noted that a separate signage application will be required. "This particular parcel... will have the same elements and color and design," planning staff said during the presentation.
Chris Nardone, the project architect from CNA Architects, described the altered canopy footprint and the intent to open more storefront glass: "The canopy that's being replaced...is designed to cover the front entrance and the car corral area," he said, and later added that the design provides "a lot more storefront now." Commissioners generally praised the elevations but raised traffic and parking concerns for the Avenue shopping area.
Commissioner Chris said the area is crowded and expressed concern about adding another store there: "This area is an extremely crowded area. So I'm I'm extremely concerned about the addition of this particular store in this particular location. I just think that this is gonna be a nightmare in that in that particular location." Other commissioners echoed concerns about congestion but said traffic mitigation lies outside design-elevation review.
Commissioners and staff also discussed the existing mural on the side of the building; staff said they had worked with the property owner and the mural would be moved or repainted to maintain the "Welcome to Peachtree City" theme and allow the grocer to add graphics that fit the character of the area. One commissioner proposed as a condition that, if the mural does not cover a narrow EIFS panel near a pier, the applicant extend the knee wall and match brick to unify the elevation. A motion to approve with that condition passed by voice vote.
