Plan Commission recommends approval of Heritage Hills Phase 8 final plat, asks developer to rename Cozy Farm alignment

The Waunakee Plan Commission recommended approval of the final plat for Heritage Hills Phase 8, an 18‑lot phase of the Heritage Hills subdivision brought forward by Viridian Homes. Dan Day of Donofrio, Kottke & Associates presented the plat; Brian Munson of Vandewalle was available for questions.

Commissioners noted the phase largely follows the previously approved preliminary plat and that no lot modifications were proposed for this submittal. Staff noted one outstanding item related to street naming: a portion of the roadway alignment shown as Cozy Farm Road would create addressing issues at a sharp curve, and staff asked the developer to propose a different name for the north–south segment to satisfy emergency-services addressing requirements. The developer agreed to rename that segment; final staff approval of the selected street name will precede recording.

Commissioner discussion touched on project pace and market context: staff reported the village is approximately 20 lots behind the pace projected in the annexation agreement but that the project remains near anticipated buildout with roughly 487 dwelling units constructed to date. Commissioners asked about product type and market intent; Dan Day said Phase 8 includes twin homes and single‑family homes and that lots in Phase 8 are for sale (not rental).

A motion to recommend approval of the final plat for Heritage Hills Phase 8 passed. The motion included the conditions that (1) the north–south alignment of Cozy Farm Road be renamed to the satisfaction of emergency services and (2) outstanding staff comments be completed to the senior planner’s satisfaction prior to village board submittal.
