Council approves Meadows at Town Run Phase 3 final site plan pending fire marshal clearance

Leonardtown's council on April 14 approved final-site, facade and record plat approvals for Phase 3 of the Meadows at Town Run planned unit development, subject to fire marshal approval for building permits.

Applicant representatives described Phase 3 as the portion of the development that will include a clubhouse/rec center, pool, tennis court, playground and the first 36-unit apartment building for the phase. The developer said the project was phased intentionally to complete infrastructure and avoid construction impacts near occupied units; much of the backbone road and initial utilities have already been installed in earlier phases.

The applicant's representative said the community includes extensive open space (the application covers more open space than ordinance minimums) and additional parking beyond ordinance requirements (about 200 spaces more than the minimum required across the development). The developer described townhouse dimensions and driveway widths intended to accommodate residents' vehicles and reduce on-street parking demand.

Town staff provided the planning commission recommendation and supporting documents; the council asked that the record reflect the final approvals were contingent on fire marshal sign-off for building permits. The council then voted to approve Phase 3 final site plan, façade and record plat approvals with that condition.

Motion and vote: A council member moved to approve Phase 3 of Meadows at Town Run 2 for final site, façade and record plat approvals pending fire marshal approval; the motion was seconded and approved by voice vote.
