The Bulloch County Board approved a sketch plan submitted by Shea Business Ventures LLC to divide 47 acres of AG-5 property into five residential lots in the Denmark area.
Development Services Manager Mary Deloach presented the sketch plan, describing the parcel and neighboring zoning. The applicant, identified in the meeting as Mr. Shea, told the board he purchased the property and said family and friends have already moved onto lots. He said he created a homeowners association and that the private road will be graded, rocked and maintained by HOA fees.
Mr. Shea described the lots as roughly 10 acres each, saying, "These lots are, 10 acres in size. So it's, basically mini farms." The board asked no further substantive questions and voted to approve the sketch plan.
The approved sketch plan will allow the applicant to proceed to subsequent platting steps under the county’s subdivision review process. The board recorded the vote and then continued the agenda.
