The Hinsdale Historic Preservation Commission on April 14 approved a preservation incentive application for 518 South Garfield Street and voted to recommend a matching grant to the Village Board to fund roof replacement.
Owner Christie Nicholson Sharma told the commission the house’s original slate roof — roughly 100 years old — is failing and was allowing water through masonry around south-facing arched windows. She said a high-quality composite slate alternative (DaVinci) would cost about half of full slate and be lighter, which may better protect the structure. “It was twice the cost,” she said when commissioners asked about original slate vs. composite pricing, referencing contractor estimates.
Commissioners and present preservation experts emphasized the need for correct underlying work before aesthetic treatments: chimney and masonry repairs and appropriate flashing and gutters. The commission approved the HPC motion to recommend a matching grant (case HPC-7-2025); the recommendation will be forwarded to the Village Board for consideration.
No formal amendments were recorded in the commission’s motion. Staff noted the commission’s recommendation is advisory for the Village Board; the board will decide whether to provide matching funds.
