Commission recommends tax rebate and matching grant for 213 South Clay preservation project

The Hinsdale Historic Preservation Commission on April 14 approved a preservation incentive application for the historic house at 213 South Clay Street and voted to recommend a property tax rebate and matching grant to the Village Board.
Maria Ivanova (who uses Marie) and architect Randy King presented the application. Ivanova told the commission, “We bought the house with the intent of preserving its original structure,” and described the owners’ goal to merge historic character and modern functionality.
Commission discussion praised the work by local staff in creating the incentive program and recognized early outreach to prospective buyers as a factor in saving the property from demolition. Commissioners voted in favor of the HPC approvals; the second motion — recommending the property tax rebate and matching grant to the Village Board — carried on a roll call vote with Commissioners Gonzales, Harlow and Olsen and Chairman Bonin recorded as voting aye.
Staff advised that alternative bulk zoning requests (including FAR relief), building permit fee waivers and expedited processing are within the commission’s authority; the property tax rebate and matching grant require Village Board action, which the commission forwarded as a recommendation.
The commission did not record any amendments to its motions. Next steps: staff will transmit the recommendation to the Village Board for its consideration of the tax rebate and grant requests.
