Committee approves Tria Architecture contract for Village Green construction observation, not to exceed $98,500

The Planning, Building and Zoning Committee on April 14 approved awarding a contract to Tria Architecture of Burr Ridge for construction observation and related services for the Village Green concessions and restrooms project, at an amount not to exceed $98,500.

Committee members and staff said the firm will provide construction administration tasks such as processing requests for information, reviewing shop drawings, handling change orders and pay applications, and facilitating preconstruction and weekly construction meetings. Staff said the approach supplements village staff oversight while avoiding the cost of a full-time construction manager; Tria will bill on a time-and-materials basis so unused services will reduce overall costs.

Staff noted the village received a $250,000 DCEO grant to help fund construction and that an earlier match grant of $500,000 had been reported previously. The overall project budget for the building, associated engineering and site work was described in committee materials as roughly $3,900,000. Construction was discussed as starting in September.

Trustees and committee members indicated they were satisfied with the proposed contract structure and voted to approve the award. The committee recorded the motion, a second and an affirmative vote; no abstentions were recorded for this item.

Tria Architecture will begin preconstruction coordination and weekly construction meetings upon contract execution. Village staff said unused time-and-materials work will be deducted from the contract total, and grant funding will help offset construction costs.
