City manager reports housing interest, industrial-park well loss and potential storage-tank work in McGregor

The manager said Adeline Crossing is moving quickly and that a meeting was scheduled for the following day regarding an unnamed property the manager referred to as the "HON property," where density will be a focal point for future council review. The manager said the parks subdivision concept will raise density questions that the council will need to address during zoning reviews.
The manager reported a recent operational problem at the city’s industrial park: the city “lost a well” over the past weekend and could not keep up with demand. As a result, staff said they will accelerate evaluation of building storage tanks. The manager said the city has prospective industrial prospects at the park, noting one prospect uses a significant amount of water and two others are higher-value prospects; the manager did not name the projects or provide contract details and said further discussion would be in executive session.
The manager also said the city received recent numbers on a rail-related change and that a change order is forthcoming; the manager said staff may call a short special meeting to consider that change order and that Angela would follow up with council when the proposed change order is available.
Later in the meeting, Councilmember Gary Nunn requested a summer workshop to onboard two incoming council members, meet department heads, and review municipal responsibilities; the council asked staff to coordinate scheduling with Angela.
None of the announcements included formal council action; the manager offered to provide more details in executive session or at a future meeting.
