HARRISVILLE, April 9, 2025 โ The Harrisville Planning Commission approved the preliminary subdivision plat for Ben Lohman Views Phase 2D, allowing the developer to proceed with final plat submittal and permitting after meeting several conditions set by staff and the city engineer.
The commission\'s approval covers a modified plan that converts previously planned duplex units in a wet-area portion of the overall project into single-family units moved into Phase 2D; staff said the overall project density does not increase because units were reallocated from an excluded development area in a floodplain. The approval is conditioned on the developer providing updated plats and documentation required by the city engineer, submitting a density transfer worksheet for the project, showing any necessary irrigation/access easements, and submitting final landscaping and site plans for a park now included in Phase 2D.
