The Bedford County Board of Supervisors approved a rezoning application April 14 to change a 20‑foot strip of a 10.44‑acre parcel from C‑2 commercial to R‑1 residential, allowing a single‑family detached house and a more direct driveway alignment on Hendricks Store Road.
Planner Abigail Currington summarized the application RZ25‑1: the parcel (RPC 22106100) is roughly 10.44 acres, currently zoned C‑2 with surrounding zoning that includes C‑2, R‑1 and R‑2. The applicant proposed rezoning a 20‑foot wide strip to R‑1 to permit the driveway and lot‑layout that serve a single‑family dwelling. Currington said the planning commission held a hearing on March 4, 2025, and recommended approval 6‑0; no citizens spoke at the planning commission hearing.
Applicant Paul Mattson told the board the driveway up the existing C‑2 frontage would be financially and physically impractical because it would require routing around wetlands and a pond on the tract; a direct driveway from Hendricks Store Road shortens the route and reduces runoff into the pond, he said. The board received no public comment at the hearing. Supervisor Tuck moved to adopt Ordinance 041425‑07 to approve the rezoning; the motion was seconded and passed unanimously by roll call.
