Royer Corporation won board approval April 14 to build a 9,000‑square‑foot warehouse addition at its East Street manufacturing site after the Board of Zoning Appeals granted a variance to reduce the required setback to 15 feet from the north property line.
Zach Zarin, Royer’s vice president of operations, told the board the company is adding two shipping docks and moving employee parking to a gravel lot the company acquired and restriped. He said Royer negotiated access/parking for a neighboring property owner and plans to rework storm drains to minimize runoff effects from the expanded footprint.
“We will be adding two additional shipping docks… we will be moving the majority of our employee parking over there,” Zarin said, explaining the company’s site plan and a small parcel the company controls behind the facility.
Neighbors raised questions about parking and drainage. City staff said Royer has obtained necessary permitting for interior remodel work and is seeking zoning relief before the building permit for the addition is issued. The board reviewed the three variance criteria and found practical difficulties based on the long history of industrial use on the site and the company’s need to expand. The vote was unanimous.
Board members and the city’s economic‑development director, Tony Steinhardt, praised the company’s growth and said accommodating local industry in the downtown manufacturing area is a priority for economic development.
