The Keller Planning and Zoning Commission on March 25 recommended approval of a specific‑use permit (SUP) for an 840‑square‑foot accessory structure with an attached carport at 1215 Trail Ridge Drive.
Staff said the property is in the SF‑36 single‑family district and that an SUP is required for detached carports in residential districts. The carport would measure roughly 24 feet by 35 feet; the combined accessory‐structure area (including an existing 288‑square‑foot pergola) would remain below 50% of the main house’s floor area, as required by the UDC if the SUP is approved.
Planner Aaron Edelman (staff) reported the city mailed 21 notices to property owners within 300 feet and received no written comments for or against the request. Commissioners asked about compatibility with neighboring yards and the existing site layout. No members of the public spoke at the hearing.
Commissioners expressed support for the request as compatible with surrounding properties and appropriate for accessory use; the commission’s recommendation will be forwarded to the City Council on April 15.
