Board approves Resolution 25-74 for Sage Estate subdivision near Huxley; routine agenda items approved

The Story County Board of Supervisors approved Resolution 25-74, allowing a residential parcel subdivision known as Sage Estate near Huxley. County staff said the action formalizes a split that creates a second buildable lot and a nonbuildable remainder outlot.
Marcus (staff) presented the item and said the lot with the existing dwelling is about 1.91 net acres and the new lot to be created would be about 3.05 net acres; the remainder outlot would be about 23.46 net acres. Marcus said the plat met setback standards, the city of Huxley waived its review on March 11 and county notice was mailed on March 17 with no responses.
A member of the public, Steve Scheid, identified himself as a rural Nevada resident and asked whether the subdivision would allow broader development in the area. Marcus said the currently proposed plat would allow a potential of two houses on the subject parcels but that additional development would require a separate process.
A motion to approve Resolution 25-74 was moved and seconded; the board voted aye. "I move approval of resolution 25Dash74 of the Sage Estates subdivision, a residential parcel subdivision as submitted," a supervisor said before the vote. The roll call recorded: Merkin — Aye; Hazel — Aye; Heddens — Aye. The resolution was approved.
