Staff said the developer prefers narrow lot layouts but city staff raised safety concerns about the proposed cul-de-sac alignment and circulation. Staff described the proposal as still in the design phase and said renderings shown by the developer included possible future infill that could reach roughly 15 units plus accessory dwelling units, but that no formal approvals or final plans have been filed or approved.
The item remains under review and staff said they will continue to coordinate with the applicant on street geometry and safety details; no formal land-use action or vote was recorded during the meeting.
Speakers noted the parcel is still "very much on the drawing board" and emphasized they are balancing the developer’s lot yield goals with public-safety and circulation standards.
