Plan commission approves site and exterior improvements for 700 E. Rosson (Pitt Ohio Express LLC)

The Oak Creek Plan Commission on Jan. 28 approved site and architectural plans for exterior modifications at 700 East Rosson submitted by Pitt Ohio Express LLC.

The proposal covers the western portion of an existing industrial building; the applicant intends to match the previously approved improvements on the eastern portion, including replacing and painting metal siding gray and adding white overhead (dock) doors and painted stairs and railings. Todd (staff) told the commission the work mirrors phase one improvements approved in August and that the applicant is now expanding the same treatment across the entire building.

Commissioners raised no objections. Commissioner comments described the work as a "face lift" to a dated property and noted several areas of deferred maintenance that the project would address. The applicant did not attend the meeting in person; staff indicated Christine Todd could handle subsequent questions.

Motion and vote

Commissioner Burke moved to approve the site and architectural plan submitted by Jim Mogg, Pitt Ohio Express LLC, for the property at 700 East Rosson Avenue with the condition that all code requirements remain in effect. Seifert seconded the motion; a roll-call vote was taken and the motion carried.

Next steps

With approval, the applicant may proceed to apply for building permits and coordinate any required inspections and permit conditions with city staff. Any outstanding code requirements must be met before building permits are issued, and final inspections will be required to close permits.
