The Newnan City Council on March 25 referred a proposed annexation by Greg G. Rogers to the Planning Commission for review.
Staff described the request as approximately 1.1994 acres on State Route 34 Bypass plus an additional roughly 20 acres (to be combined as one project) on Roscoe Road, together proposed for RU7 (Urban Residential Single Family Dwelling High Density) zoning. The applicant indicated the combined project would support about 61 single-family detached homes with finished home sizes between roughly 2,000 and 3,200 square feet and an estimated price point near $550,000; staff estimated a residential density of about 2.8 units per acre.
Councilmembers approved a motion to forward the annexation request to the Planning Commission. Staff noted that annexation and rezoning operate on different timelines and that the applicant requested zoning and annexation be considered together because the project depends on both decisions. The rezoning portion (R U R Z 20205-5) was listed on the agenda for information only and will return in the ordinance/recommendation process after planning review and required notifications to the county and school board.
