Council approves special-use permit for Nini's Pizzeria expansion

The Greenfield Common Council on Jan. 7 approved a special-use permit allowing Nini’s Pizzeria to expand into the adjacent tenant space at 6125 W. Cold Spring Road.

The permit authorizes the existing limited-service restaurant to increase its footprint from about 1,300 square feet to roughly 2,200 square feet, adding seating and the equivalent of two full-time employees and additional part-time staff, city planning staff said. City planning staff said the expanded space would primarily be used for dine-in seating and that the business estimates about 42 additional seats.

Council members heard from a representative of Nini’s, who said the restaurant has grown locally and that expanded dine-in seating would better serve the community. “We’d like to provide more of a hospitable environment for the community to come in and dine in as well,” the representative said, noting the business has steady local demand and positive online reviews.

Planning staff told the council the hours of operation are unchanged from the prior special-use review and are consistent with the existing approval. Staff also noted the building’s parking requirement is 30 spaces and that 19 spaces are currently provided; the plan commission had recommended approval on Nov. 12 and no letters of support or objection were received.

The council closed the public hearing and, on a motion by Alderperson Castner, seconded by Alderperson Acres, approved the resolution and site plan by roll-call vote. The roll call recorded votes in favor by Alderpersons Juzwicki, Kasner, Akers, Sarian, Bailey, Castner and Acres; the motion carried unanimously.

The expansion now moves forward under the terms of the approved site plan and special-use permit; the resolution and site plan approval conclude the council’s review for this application.
