Commission denies conditional‑use permit for proposed gas station at 14815 Highway 107

The Sherwood Planning Commission on Feb. 11 voted to deny a conditional‑use permit for a proposed gasoline service station at 14815 Highway 107 after planning staff concluded the proposal did not meet the standards required for conditional‑use approval.

Staff told the commission the parcel previously operated as a service station but lost its nonconforming status after a fire. In staff's review, concerns included left‑turn conflicts with the turn lane at the Jackson/Highway 107 intersection, inadequate buildable area after required right‑of‑way dedications, and likely light trespass from proposed 12‑foot light fixtures onto adjacent residential property. Staff concluded the site, as currently proposed, did not meet the city’s standards and recommended denial. In the hearing staff stated, “So based on that, the staff recommendation, is for denial of the application.”

The commission opened the public hearing; no emails or in‑person public comments were offered in the record. A motion to deny the conditional‑use permit was made and seconded, and the commission voted by roll call to deny the request.

The denial means the applicant may revise the proposal or appeal the commission's decision to city council within the appeal period set by city rules.
