The Sherwood Planning Commission on Feb. 11 approved a replat of approximately 3.1 acres on Highway 107 (Block 23, Sylvan Hills Addition) that will split the parcel into two lots: Lot 5A (approximately 1.4 acres, the current US Pizza lot) and Lot 5B (approximately 1.7 acres, interior lot accessed by an ingress/egress easement).
Staff said the applicant requested two waivers: one from additional right‑of‑way dedication along Highway 107 and one from constructing the ingress/egress easement to minimum street standards. Staff recommended approval of both waivers and the replat, noting a similar request was approved in 2018 but never finalized; the existing driveway functions as access to the rear lot and is unlikely to become a public street.
With staff recommendations, the commission approved the replat and the two waivers by roll call. The commission also moved and approved related final plats for parcels on Highway 107 after brief discussion with the fire marshal and staff about operational concerns; those final plats were approved as presented.
