Planning staff presented the revised site plan, noting the property has three frontages and that the applicant significantly redesigned the plan since an earlier approval. Commissioners and members of the public raised traffic and operational concerns, particularly about a left‑turn movement from the Johnson Drive entrance during school pick‑up times and whether trash and service vehicles could maneuver in the revised layout.
The commission initially voted in favor of a condition requiring a curbed right‑turn exit; Hoskin recorded a dissent on that vote. Fire Marshal Josh Clay later addressed the commission, saying he had concerns about curbing that could interfere with fire‑apparatus operations. The commission then voted to expunge the earlier vote and adopt a revised condition: painted right‑in/right‑out striping and signage rather than a curb. After that change the commission approved the site plan with the painted right‑turn restriction and the staff corrections and conditions.
The site plan approval allows the applicant to proceed to permitting subject to the adopted conditions; the applicant may appeal or return with a revised plan per the standard appeals process.
